Exhaust Fan System is available in all Kitchens. Some Apartments have an Open Kitchen.

Purchase & Legal

What additional charges and taxes are applicable when buying an apartment?

All current taxes and levies are inclusive in the Capitol TwinPeaks Offered Price. Approximately 4% Stamp Duty is payable by the Purchaser to the Government at the time of executing the Deed of Transfer along with the Fee for the Notary hired by the Purchaser to prepare, execute and attest the Deed of Transfer.

Which banks will give me financing to purchase an apartment at Capitol TwinPeaks?

Major commercial Banks in Sri Lanka such as Hatton National Bank, People's Bank, Commercial Bank, Sampath Bank, Nations Trust Bank, DFCC, Standard Charted Bank, NDB and NSB.

What is the booking fee at the time of reservation?

LKR 1,000,000.000 (Non-refundable)

Can the Sales and Purchase Agreement be viewed by a potential buyer?

Yes. A Draft Agreement can be provided on request.

Are the apartment prices in LKR or USD?

Apartments are priced in USD. However we accept all currency converted to USD at the Central Bank Selling rate on date of Invoice.

Who is the lawyer for Capitol TwinPeaks?

Varners Law Firm at Level 14, West Tower, World Trade Center, Echelon Square, Colombo 01.

Is the property freehold or leasehold to the end user?

The property is currently held on Long-term Lease by the Developer from the UDA until completion of construction. All Residential Apartment buyers will receive Transfer Deeds on Free-Hold, without any additional charge.

Are there restrictions for foreigners to purchase an apartment?

Yes

How can a foreigner make payments to purchase an apartment?

A foreign national would need to open an Inward Investment Account (IIA) with any local bank. They would then be able to directly remit payments from their own bank to the Capitol Towers (Ltd) USD Foreign Currency Account maintained at the Hatton National Bank (HNB).

Are there any additional costs to this?

If money is transferred into Sri Lanka, can it be taken out if the property is sold?

Yes. The same IIA can be used to repatriate the capital invested and the profit earned (if any) along with any rental income earned on the property.
